How Our Process Works

We design and build custom homes through a comprehensive, streamlined approach. The traditional home construction model is often inefficient—why? Because too many independent players create coordination challenges and drive up costs unnecessarily.

We believe a unified team is greater than the sum of its parts. From the moment you decide to build to the day you move in, we bring together every expert you need to make the process smoother, faster, and more cost-effective.

1. Before we begin

  • The initial proposal outlines what to expect at each stage of the project & defines the estimated timeline & pre-construction costs as well as a list of consultants you will need to get a finished set of plans for permitting and construction.

2. Design Phase

  • Schematic Design & Design Development: This is the point where your vision begins documentation. The design team will bring together all of the project parameters and propose a design. With your input, we hone-in on the perfect design solution.

  • Preliminary Pricing: Once schematic design is complete, we develop plans, elevations and section drawings that aid in putting together preliminary pricing to make sure that the proposed design is in line with the budget.

  • Value Engineering: We review the preliminary pricing with you and If changes need to be made in order to meet the budget we implement these before progressing to more detailed drawings.

  • Construction Documentation: Once we know the design and the budget are in line with the project goals, we develop detailed drawings for submittal to the city or county for permitting as well as provide the necessary documentation for construction. This includes assisting you in selecting all of the finishes and fixtures for the project.

3. Construction Phase

  • Receive your construction bid and schedule based on the detailed drawings. This will be a more detailed extension of the preliminary pricing you received during the design phase. The construction contract is a fixed price contract, meaning that the price will not change unless the project changes. If minor modifications need to be made to bring things in-line with the budget, we will make these changes now.

  • Once all of the ducks are in a row and you agree to the construction contract, your team mobilizes for construction.

  • We hold regular meetings on site with you and your team to review progress and discuss details.

  • The entire team is on-hand to make sure that the finished product matches the initial vision.

4. Project Completion

  • We give you a welcome home package which contains all of the useful documents for your appliances, mechanical equipment etc. so that you can easily navigate maintenance.

  • Welcome Home! This is the reason all of us are in this profession, to see happy clients in a beautiful home.
